Rachel Appleton

Having specialised in commercial property law for over 17 years, Rachel has a wealth of experience providing succinct and tailored advice to her clients in the following areas:

• Acquisitions and disposals of freehold premises including new developments;
• Assignments, renewals and grants of leases;
• Property finance, banking security and advisory work;
• Leasehold portfolio management, including re-gears, agreements for lease and surrenders;
• Drafting documents relating to leases, including rent deposit deeds and licences; and
• Assisting with property matters where the sale or purchase of a business involves commercial property leases or freehold.

Outside of work, Rachel enjoys spending time with her family, supporting Norwich City Football Club as a season ticket holder, travelling, eating out, and running.

Rachel’s notable experience includes:

• Dealing with transactions for a well-known franchise, specifically on behalf of a franchisee on the sale and purchase of nine restaurants with a combined value of £15m.
• Having a keen interest in commercial property transactions taking place within primary care, specifically the transfer of ownership between partners in general practice and all legal aspects surrounding financing thereon.
• Acting for multiple landlords of industrial estates and retail parks on the granting and assignment of leases, together with the sale of specific freehold units.
• Acting for a large local charity advising on the ongoing management of its leasehold portfolio.

• Trained at Fosters Solicitors LLP, qualifying in 2004, and spent 19 years at the firm, 14 years of which spent practising Commercial Property
• Rachel spent over two years working at Capron & Helliwell LLP in their Commercial Property department
• Joined Leathes Prior in January 2024
