Rebecca specialises in Commercial Property in particular commercial Landlord and Tenant matters. She has extensive experience working with individuals and companies in growing their business assets and assisting corporate investors with portfolio management.
Commercial property matters Rebecca can assist with include:
- Assignments, renewals, and grants of leases;
- regearing, refinancing, and restructuring of real estate portfolios;
- advising investment companies on portfolio management;
- drafting documents relating to leases including rent deposit deeds & licences;
- sales & purchases of commercial property including new development;
- leasehold enfranchisement;
- advising commercial landlords on portfolio management (both commercial and mixed residential & commercial);
- bespoke drafting of documents for landlord & tenants in order to cover off unique situations dealing with matters such as superior landlords, licencing agreements, and co-working spaces; and
- dealing with complexities in commercial leases.
A particular specialism of Rebecca’s is advising on the Landlord and Tenant Act 1954, working with the Dispute Resolution Team where matters proceed to court.
Rebecca also assists the Corporate and Commercial Team with property matters where the sale of a business involves commercial property leases or freehold and works with the Residential Property Team when matters include residential & commercial property.
Before joining the Leathes Prior Commercial Property Team as an Associate in November 2022, Rebecca had spent the last seven years of her career in real estate and commercial property. Rebecca began her legal career after graduating with a degree in law from the University of East Anglia in 2013 and entered the world of commercial property in-house at Aviva in 2015 where she qualified as a Chartered Legal Executive. In 2022, Rebecca completed a masters in Legal Practice with a distinction from De Montfort University and has since converted her Legal Executive qualification to be admitted as a Solicitor in April 2023.
In her spare time, Rebecca is a trustee for Norfolk Scouts and a mentor for the University of East Anglia in addition to supporting all things local. Rebecca is married and enjoys films and travel.
Rebecca's experience includes:
- Advised on and completed real estate acquisitions subject to commercial lending and planning permission.
- Negotiated and settled lease renewals subject to the provisions of the Landlord and Tenant Act 1954 with national retailers.
- Guides clients on the key areas of taking on their first commercial lease to grow their business.
- Exchanged on development agreements with conditions to purchase.
- Assists clients in the development of their real estate portfolios from a landlord perspective.
