Rights, Reservations, Restrictions and Covenants
These are usually imposed on the property and can either be for the benefit of the property or the burden of the property.
Rights are usually granted for the benefit of the property e.g. right to use drainage, passageway, driveway etc.
Reservations are reserved over the property for the benefit of neighbouring/adjoining properties e.g. a right to use drainage, passageway, driveway etc.
Restrictions: you may find that there are certain things that you are not allowed to do e.g. build a wall, make alterations or run a business from the property.
Covenants that are placed on properties/land must be adhered to e.g. not to erect a fence, paint windows/doors other than their original colour, not to erect an aerial.
