Matters to attend to

Matters for a Seller To attend to following Exchange of Contracts:-

  • Confirm removal company arrangements
  • Arrange for final readings for the services to the property i.e gas, electricity, water
  • Arrange for telephone to be transferred or disconnected
  • Cancel the insurance on the property
  • Contact the local authority to notify them of your move

Matters for a Buyer to attend to prior to Exchange of Contracts:-

  • Arrange a survey of the property: we would advise that every buyer arrange to have a structural survey of some sort carried out on the property. There are various levels of structural surveys available. “Buyer beware” – it is up to the buyer to make sure that the property is all that it seems
  • Central heating systems can be expensive to replace or repair. It would be advisable for the central heating system to be checked by a suitably qualified person before exchange of contracts
  • You should arrange for the property which you are purchasing (plus contents if you think this is appropriate) to be insured from the date contracts are exchanged. If you are having a mortgage this can often be arranged by the lender.

Matters for a buyer to attend to following Exchange of Contracts:-

  • Arrange for the electricity, gas, telephone and water to be transferred into your name
  • Arrange to collect keys to the property
  • Notify the local authority that you have purchased the property
