Title Documents
Title documents disclose who the registered owner of the land/property is, give details of the property and whether or not there are any mortgages secured on the property.
Unregistered Land – The Title documents will be the title deeds to the property. If there is a mortgage on the property, these will usually be held by the bank/building society who has the security over the property. If the property is not subject to a mortgage the deeds are usually held either in a deeds safe at a bank/building society or a solicitors firm. Sometimes deeds are stored at home which can cause problems if they are lost or destroyed and can make selling difficult. If the deeds to your property are being stored at home, contact Leathes Prior to make arrangements for them to be stored on your behalf. Your deeds will be accessible to you as and when required.
The Land Registry is very keen to get all properties registered. This is known as Voluntary Registration and the Land Registry has introduced reduced fees which are based on the value of your property.

Registered Land – When land/property is registered, the Land Registry condense the title deeds into a title information document which provides all relevant information about the land/property. Title information documents were provided after the 13 October 2003.
Prior to 13 October 2003, Land Certificates or Charge Certificates were produced for land/property but these are now obsolete.
